Modernize for Profit - No. Phoenix

This home was the definition of good bones but was functionally obsolete. The small kitchen separated from the dining and family room, a sunken living room and tiny master bath with a single sink made the home show its years. The back patio with the aluminum patio cover was functional but not attractive to the home buyer of today.

We updated the home to modern standards and finishes. The list of major improvements was.
1. Filled sunken living room.
2. Expanded kitchen and added island.
3. Moved dropped HVAC ducts to attic space for improved ceiling height.
4. Expanded master shower and added shower seat.
5. Created double sink for space for master bath.
6. Created a walk in master closet.
7. Changed all windows and doors.
8. Expanded front patio and brick treatments adding curb appeal.
9. New rear patio cover tied to house and allowing mountain views.
10. Removed trees and thinned overgrown landscaping.

The interior of the house was finished with modern finishes, fixtures, appliances and great attention to detail.

When finished this home sold in two weeks for a handsome profit. Knowing what the marketplace wants when updating an older home makes a difference when selling fast at a profit. Cutting corners always shows up to the home buyer, either by their experience in home shopping or at an inspection.

Doing a job once, doing it right, even at a higher cost can save thousands in carrying cost or price reductions versus marketing a property that was not appropriately put to market.

Central Phoenix Remodel

Our investor came to Az Pro Team Real Estate after one of his rental properties had a pipe burst. He originally hired a contractor spending $15,000 leaving the investor in the condition you see in the before pictures .
